When Will the Report be Ready?

SunView completes the report on-site at the time of the inspection. Reports can be printed on-site and e-mailed on-site.

How Long Does the Home Inspection Take?

There are several factors to consider when estimating time such as size of the home, home foundation (concrete slab or pier & beam), is the garage attached or detached, is the home a 1 story or 2 story and the age of the home.
Example: A 2000 square foot home on a concrete slab foundation generally takes 2/12-3 hours or longer depending on the age of the home. If there any additional services being provided at that time such as a Swimming Pool Inspection or a Termite Inspection it will take  longer as well.

Can I  Be Present At the Inspection?

We encourage you be present for the Inspection. The inspector would like to show you any issues as he moves throughout the house and will provide maintenance tips as well as show you any unique features about the house. We understand that not everyone’s schedule allows them to be present. In those cases we will set aside time to discuss the report(s)after the client has had an opportunity to read over them.

What is the Fee For A Home Inspection?

When you call or schedule on-line there are several things you will be asked to help us determine the fee of the inspection. You will need the following information:

Square footage of the home.
Is the foundation a concrete slab or a pier and beam?
Is the garage attached or detached?

Additional items that we inspect for an additional fee are:
Pools, Spas and Hot Tubs
Barns, Buildings and Workshops
Termite Inspection (WDI Report)

How do you get into the home? Does someone need to be there to let you in?

Lockbox:
In Williamson and Travis County, if the home is on a lockbox, the inspector has a D key just like the one your Realtor uses. We have access to the home without the Realtor having to be present. For surrounding counties we will acquire a CBS Code from the Real Estate Agent.

Combo Lockbox:
We will get the Combo code from ABOR MLS or from the Real Estate Agent.

HUD Homes:
The inspector also has a Austin area HUD key that will let us into the home.

New Construction:
If the home is a new construction and is not on a lockbox, we will coordinate with the builder to let us in.

What types of payment do you accept and when do I pay?

Sunview accepts Cash, Check, Master Card, Visa, American Express and Discover. You can pay on-line with a credit card or you can pay the inspector at the inspection with any forms of payment. Payment is required before you receive the report(s).Please contact the office to discuss Escrow Billing.
