Can I be present at the Inspection?
We encourage you be present for the Inspection. The inspector would like to show you any issues as he moves throughout the house and will provide maintenance tips as well as show you any unique features about the house. We understand that not everyone’s schedule allows them to be present. In those cases we will set aside time to discuss the report(s)after the client has had an opportunity to read over them.
How long does the Home Inspection take?
A 2000 square foot home on a concrete slab foundation generally takes 2/12-3 hours depending on the age of the home. If there any additional services being provided at that time such as a Pool Inspection or a Termite Inspection it will take a little longer.
How do you get into the home, does someone need to be there to let you in?
If the home is on a lockbox, the inspector has a SUPRA key, just like the one your realtor has. The inspector also has a HUD key if the home is a HUD. If the home is a new construction and is not on a lockbox, we will coordinate with the builder to let us in.
How much does a Home Inspection Cost?
Sunview prices are based on the number of square feet and type of foundation. For example, an 1800 square foot home on a concrete slab foundation is about $295. When a termite inspection is combined with a home inspection the price is only an additional $65. There is an additional fee for sprinklers, pools and hot tubs. Prices are subject to change, so please call us for a free quote.
What types of payment do you accept and when do I pay?
Sunview accepts Cash, Check, Master Card, Visa, American Express and Discover. You can pay on-line with a credit card or you can pay the inspector at the inspection with any forms of payment. Payment is required before you receive the report(s).Please contact the office to discuss Escrow Billing.
